How the index is built

  1. Baseline. 514 completed exterior projects in the Chicago western suburbs calibrate the pricing model — a full repaint there runs $5,500–$9,200.
  2. Local evidence. Each territory's own completed, quoted projects are priced through the same model. The ratio of what the local team actually charged to the baseline prediction is that territory's price level — with the number of coats, window casings and trim colour read from each quote so scope differences don't masquerade as regional ones.
  3. Regional and wage priors. Territories with few projects lean on their region's level and on the BLS 25th-percentile painter wage for their metro. Eight local projects count as much as the prior; thirteen outweigh it.
  4. Rounding. Ranges are rounded to $50 and framed as typical. Your house is priced individually from its address and street-level imagery.

One thing the data overturned along the way: a one-coat repaint costs about 11% less than two coats, not the 40% often assumed — see one coat vs. two coats.

Frequently asked questions

Why does exterior painting cost more in some metros than others?

Labor is the biggest input, and painters' wages vary by metro — but not as much as the price spread suggests. Materials, house styles (single-story block in Florida versus two-story wood in the Midwest), prep conditions and local competition all move the number. In this index the typical full-repaint range runs from $4,200–$7,050 in Dallas to $6,900–$11,550 in Seattle.

Where do these numbers come from?

From completed exterior projects quoted by 360 Painting franchises — 514 in the Chicago western suburbs as the baseline, plus each territory's own completed jobs (25 of 33 territories have contributed). Each territory's local price level is blended with a regional prior and with the U.S. Bureau of Labor Statistics wage index for painters in that metro, so a territory with few projects leans on regional data and says so.

Why use the 25th-percentile wage rather than the median?

Because the median painter wage in a big metro is pulled up by union commercial, prevailing-wage and industrial work that has nothing to do with repainting a house. Chicago's median painter wage sits about 26% above its own 25th percentile for that reason. The 25th percentile is closer to what residential crews actually earn, so it tracks residential prices better.

Is Chicago the most expensive metro to paint a house?

No, even though Chicago has the highest painter wages of the metros in this index. Once wages are measured at the residential tier, several metros come out at or above Chicago on price — house size and style, prep and materials matter as much as the hourly rate.

How do I get an exact price for my house?

Enter your address. The house is measured from street imagery and property records, scoped by a few questions, and priced against real completed projects at your metro's rates. Your number in minutes — no visit, no phone call, nothing to upload. Every range on this page links to its metro's own cost page with the local operator named.
